Today is the trip to Industrial Visit at 1:30pm and we took a school bus there. We had hard time getting down the bus as mentioned by Miss Pang because there was some problem going on. I think I know that the bus can’t stop anywhere it like because there is public road and residence road rule to abide.
When we alighted, we went straight into the (万科) clubhouse and Miss Pang also told us that this developer is even greater than Fareast organization in Singapore. As we know that Fareast organization is a well-known developer in Singapore, and this developer is bigger than that, which will be really very big. We went up to the theater room and there’s a real estate person introducing to us how the company actually works. And we came to realized that China and Singapore real estate planning has a big difference.

In China, they do town planning which includes planning of roads in the area, and also shopping mall and schools which will caters to the future residents who will be staying over there. It is because these are the necessity and accommodations that are needed to be in a town. And therefore in China, the planner has to take into account a lot much more details than in Singapore. It is because China is very big compared to Singapore therefore they do huge scale planning. Whereas in Singapore, the developer only takes into account the area to be build which will not include public roads, trees, shops, schools, hospital, market and etc. And for the public roads built in China by the developer will be passed to the government for management and follow the rules. It is similar to certain structure in Singapore, such as the substation.
Another interesting thing is that the plot ratio of China has no set plot ratio by the authorities, but the developer group will come up with the plot ratio and can be negotiated with the government authorities to come out a agreed plot ratio. Whereas in Singapore, the stated plot ratio is stated in the internet and if there’s unhappiness and agreement with the plot ratio, then there will be paper work done and send over to the authorities to request for change in plot ratio, normally higher plot ratio to maximize highest potential return.
Even for the management in China for real estate is different too.
After the talk, we are showed the way to the basement Carpark which is a grand thing in China because most of the carparks over here is made on the surface. So from this basement car park in China, it can show that they are rich enough to own it. However in Singapore, it is not a big deal because you can see basement car parks anywhere and there is nothing to be amaze about.
After entering into the Carpark, we went into the room and the real estate person showed us the storage of domestic water and hydrant. And after that, we also went around to look at the residence area, looking at the houses. And they were told that the developer also take into account different type of income earning people to caters to their needs and see their ability to buy the house. And there are 3 rooms, 4 rooms, 5 room and other types of flat. The lower the house is which will also means that the higher the price of the house is which will be normally for higher range of income people, which in some cases that they stayed very deep inside and far away from the exit to the main road, they would normally have a car because they are rich enough.

The person also showed us the box with electrical bars which will kill mosquito and I also observed that the houses over there do not have the netting window. It is perhaps that this equipment is effective and thus do not need to build that as it is also ugly in appearance to the house. Unlike my hostel do have this netting window because they do not have this equipment. It is because this is school, with limited financial amount to be spent on this unnecessary or extra equipment just to accommodate better living. However in Singapore, there isn’t this window netting because there is rarely mosquito around unless your estate is in a really bad town management area.

After that we went to get biscuit under one of the house which is constituted as mixed used development. This also makes me think that the price of the house as mix used will be cheaper as compared to other types of housing in the area because of the shop that is below. And it caters to lower income family or the owner of the shop itself who wishes to stay there.

The real estate person then invite us up to one of the apartments which is called the ‘Studio Apartments’ in China and the person also explained that this type of flat normally interests the young graduate students who only have a start off salary. And perhaps they needed to stay nearby the place to save transportation cost and time. We went up to the highest stories of the apartment and looked at the whole town area and I realized that the town at the area is not really big too if were to compare with Ang Mo Kio in Singapore. Perhaps, it can be one of the avenue in the town.
I questioned saying that the house is normally bought by the man or the woman side in China culture. And not surprise to know that they have this culture that to prove man’s capability, it is normally paid by the man’s side. However the man and woman have the agreement if it should be joint tenants or tenancy in common type of contract. However if the man who bought the house before marriage and gave his name as joint tenant and wishes to include the woman’s name inside after marriage requires a few percentage to fill in the name as to become tenancy in common. Comparing it to Singapore, the culture is different as the man and woman will not depend on each other as everyone is business- driven and both have the capability to own the house. Therefore both sides can split the cost and get, but it also have to depends on the family agreement and other factors.

In addition, I fell down while walking on the pathway as I was looking at my camera and the house. And I did not look at the floor which makes me tripped! When I stand up with my friend’s help, I came to realized that the floor is spoiled and there is a hole over there. I think that it is very inconsiderate to have this spoiled flooring over there which might causes accident to happen since it happened to me. They should have called for maintenance to fix it or even hoard the area over there and warn people. Surprisingly they did not do that and after I fall down, the real estate person also did not ask if I am alright and what happened. Which leaves a bad impression for me on the person, how they handle such situation and did not owe a duty of care.

In the evening, the whole event ends and everyone went for dinner when we reached school. All of us went to the restaurant just beside the school’s back alley. I observed that there are dirty fans and it faces the table below it. This seems that when the fan is on, the dust will be all over the place and worst scenario is there’s customer sitting below the fan seat, and all the dust land unto the food. This is a very serious case if it was to be in Singapore, the food tenant will definitely get sued by citizens because the government authorities holds a higher requirement on cleanliness and hygienic in Singapore.
After the feast, went back home and clean my wounds before I headed to sleep.
